Das Zimmer:
Das Zimmer wird zwingend zum 1. Juli frei.
Wichtiger Hinweis zum Datum: Der Vermieter wird das Zimmer regulär erst ab dem 1. August neu inserieren. Ich habe jedoch die Erlaubnis, die WG schon zum 1. Juli vorab an jemanden zu vergeben, da ich früher raus möchte. Daher ist der 1. Juli als Einzugstermin absolute Pflicht! Falls ihr die Wohnung also woanders noch für den 1. August inseriert seht, ist das richtig (das ist die Anzeige vom Vermieter) – wenn ihr aber schon einen Monat früher rein wollt, müsst ihr euch direkt über mich melden.
Die Monatsmiete beträgt 590 € – das ist eine absolute Pauschalmiete, in der Strom, Gas, Internet, Heizung und Wasser bereits komplett inklusive sind! Hinzu kommt eine Kaution in Höhe von 990 €. Das Zimmer ist ca. 24 qm (ca. 6x4 Meter) groß, voll möbliert und direkt einzugsfertig. Folgende Ausstattung gehört bereits dazu: Bett, Schrank, Schreibtisch, Bürostuhl, Bücherregal und Lampen. Schau dir dazu am besten einfach die Bilder an!
Lage:
Die Lage in Krems ist unschlagbar, direkt am Steiner Tor. Alles ist sprichwörtlich direkt vor der Haustür: Ein Supermarkt, ein Fitnessstudio und ein Park zum Abschalten sind direkt nebenan. Auch die Innenstadt ist sofort erreichbar. Zur Uni fährst du mit dem Fahrrad ganz entspannt ca. 10 bis 15 Minuten. (Hinweis: Fahrräder dürfen laut Hausordnung nicht in den allgemeinen Fluren abgestellt werden).
WG-Leben:
Du ziehst in eine 100 qm große 4er-WG ein. Wir suchen hier bevorzugt nach Studenten. Wichtig vorab: Haustiere sind im Haus leider nicht erlaubt.
Ein großer Vorteil: Der Vermieter wohnt im gleichen Haus und ist immer ein direkter Ansprechpartner vor Ort. Er wählt auch die Mitbewohner und die WG-Zusammenstellung aus – aus eigener Erfahrung kann ich aber sagen, dass das super klappt und die Leute immer sehr passend ausgewählt werden!
Zur Wohnung allgemein: Es gibt keinen Balkon, dafür aber einen kleinen Innenhof. Bei 4 Personen kommen wir uns morgens auch nicht in die Quere, denn wir haben ein Badezimmer (mit Dusche und WC), eine zusätzliche separate Dusche und noch ein separates WC.
Sonstiges:

The room:
The room will be vacant on 1 July.
Important note on the date: The landlord will not re-advertise the room until August 1. However, I have permission to give the shared apartment to someone in advance on July 1st, because I want to get out earlier. Therefore, July 1 is an absolute must-see as a move-in date! So if you see the apartment advertised elsewhere for August 1st, that's right (that's the ad from the landlord) – but if you want to get in a month earlier, you have to contact me directly.
The monthly rent is 590 € – this is an absolute all-inclusive rent in which electricity, gas, internet, heating and water are already completely included! In addition, there is a deposit of €990. The room is about 24 square meters (about 6x4 meters), fully furnished and ready to move into. The following equipment is already included: bed, wardrobe, desk, office chair, bookshelf and lamps. Just take a look at the pictures!
Location:
The location in Krems is unbeatable, right next to the Steiner Tor. Everything is literally right on the doorstep: a supermarket, a gym and a park to switch off are right next door. The city center is also immediately accessible. You can ride your bike to the university in a relaxed manner for about 10 to 15 minutes. (Note: According to the house rules, bicycles may not be parked in the general corridors).
WG life:
You will move into a 100 sqm 4-person shared flat. We prefer to look for students here. Important in advance: Unfortunately, pets are not allowed in the house.
A big advantage: The landlord lives in the same house and is always a direct contact person on site. He also selects the roommates and the composition of the shared flat – but from my own experience I can say that it works great and the people are always chosen very appropriately!
About the apartment in general: There is no balcony, but a small courtyard. With 4 people, we don't get in each other's way in the morning, because we have a bathroom (with shower and toilet), an additional separate shower and another separate toilet.
